“I needed to rewire an unknown amount of 1930s-era knob and tube wiring in an old house; it was a daunting project and ended up being most of the house. They were willing to move ahead one day at a time…”

Know what you’re buying
Most of our inspections are for home buyers. A general home inspection covers the whole house; ours goes deeper on the electrical, because that’s all we do.
We look at the panel, the service, the wiring and the devices, and tell you what we find in plain language. If something needs fixing, you’ll know what’s urgent, what can wait, and what it would take to fix, before you sign.
What we look at
- The panel, breakers or fuses
- The service size and condition
- Grounding and bonding
- Knob and tube or aluminum wiring
- Outlets, switches and GFCI protection
- Signs of unsafe or do-it-yourself work
- Smoke and CO alarms
- Anything your home inspector flagged
Good reasons to book one
You’re buying a home, especially an older one. Your insurer is asking about the wiring or the panel. You’re planning a renovation and want to know what you’re working with. Or the lights flicker and you’d like a professional to take a look.
If we find work that needs doing, we can quote it for free: panel upgrades, rewiring or repairs.

Reviews
What our clients say
A few words from people we’ve done this kind of work for.

FAQ
Common questions
How much does an electrical inspection cost?
An electrical inspection is $300.
Who usually books an inspection?
Mostly home buyers who want to know what they’re getting before they sign. Homeowners also book them for older homes, before a renovation, or when an insurer asks about the electrical.
Is this the same as a general home inspection?
No. A general home inspector looks at the whole house. We look only at the electrical, in more depth, as licensed electricians who can tell you what a fix involves.
What if you find problems?
We explain what we found in plain language: what’s urgent, what can wait, and what it would take to fix. If you want us to do the work, we can give you a free estimate.
Can you check knob and tube or aluminum wiring?
Yes. Older wiring is one of the most common reasons people book an inspection. If it needs replacing, see electrical wiring installation.
How soon can you come?
Call us during business hours and we’ll find a time that works with your closing date. Missed us? We call back within 2 hours on weekdays.
